Is shared living for me?

There are lots of reasons why shared living in a high quality house share may be right up your street:

  • Perhaps you’re new to Hemel and looking to make new friends?
  • Maybe you want to be living in a community of like-minded individuals
  • Or perhaps you just want to have all the benefits of living in a well appointed house without all the hassle of organising services, furniture and even the housemates!

What is included in the price?

Rent, council tax, broadband, utility bills, TV license, cleaning (of communal areas), gardening and maintenance. Everything except for the use of the washing machine and tumble dryer, for which we make a small charge just to regulate the usage and be environmentally friendly! Please note that the TV license applies for the communal Smart TV only. If you would like a TV in your own room you will need a separate TV license.

How do I apply for a room?

  • Check the availability of our rooms on our GoTenant Microsite. You can request a viewing for any available rooms directly from the site
  • Alternatively just fill in the Contact Form to get in touch and let us know that you’re interested in one of our rooms, or call us directly on 07587 413006
  • After the viewing, if we’re all happy to proceed then we’ll ask you to sign a holding deposit agreement and to pay a holding deposit of £100 to secure your room, pending the outcome of a tenant screening process.
  • We’ll then take up references and collect some basic ID information from you, and we partner with Tenant Screening Ltd to screen our tenants.
  • We use GoTenant property management software to streamline the process of viewings, applications and compliance with all the relevant lettings legislation
  • Once we have completed the final checks we can make arrangements for you to move in, and we’ll collect the balance of the security deposit (one month’s rent) which will be placed securely with the Deposit Protection Service

How long can I stay?

We have a minimum tenancy agreement of six months, but we very much hope that you would like to stay longer!

What happens if I want to leave early?

We very much hope that you will enjoy your time in our properties, but we understand that sometimes circumstances change. If you do need to leave before the end of the six month minimum term then you will usually be asked to pay the additional marketing costs and to cover the rent until a replacement tenant has been found and moved in. Please bear in mind that you are legally committed to paying rent for the 6-month minimum term in the event that we cannot find a replacement tenant.

Are the rooms furnished?

Yes, we provide our rooms fully furnished. Each room comes with the following:

  • 4ft double bed, many of which are Ottomans, with lots of storage space beneath
  • Comfortable mattress
  • Wardrobe
  • Chest of drawers
  • Bedside table (or occasionally an additional small chest of drawers)
  • Chair
  • Carpets and curtains
  • Clothes airer for drying clothes

Most of our rooms also come with a desk, and with TV aerial socket and Cat 6 ethernet cable sockets located nearby. Superfast wi-fi is available throughout each of our properties.

Can couples stay?

At the moment we have no rooms suitable for couples.

What happens to my deposit?

As part of the process for taking on new tenants, we will take a deposit from you equivalent to one month’s rent. The deposit is then held by the Deposit Protection Service for the duration of your tenancy, using their custodial service.

Do I need references?

Yes. We will need to take references from your previous landlord and your current employer.

Who lives in the house?

Your housemates will generally be keyworkers and young professionals between the ages of 20 and 40. We work hard to ensure that the housemates all get on well with each other, which is why we like to get to know our prospective tenants well as part of the application process.

How eco-friendly are your houses?

We love the environment! And we hope you do, too. We have taken the following steps to try and minimise our ecological footprint:

  • We have made significant improvements to the insulation in the houses to ensure we reduce the amount of thermal energy lost
  • The kitchens in two of our properties were sourced from Milestone Design Ltd, Britain’s first producer of totally green recycled kitchens
  • We have recycling bins in the properties and encourage our housemates to ensure that what can be recycled is recycled!
  • We charge a small amount for the use of the washing machines and dryers. We do this not to make money from it, but to regulate the use of the machines, and encourage housemates to use full loads, for example, rather than to make an impact on the environment needlessly just washing their smalls!
  • We provide drying airers for each room, to encourage minimal use of tumble dryers.
  • At our Daggsdell Road property we installed an Air Source Heat Pump which will more than half our annual energy consumption. Carbon DIoxide emissions are expected to be reduced by 80% in comparison with gas boiler emissions.
  • Tumble dryers, where we have them, are heat pump dryers, the most energy-efficient variety available.
  • We have installed solar panels at three of our properties – a big win for the planet!
